Pluralis - Integrating Scan to BIM into your digitization process

Context and needs

Pluralis is a key player in social housing in Isère, with the management of 14,000 homes spread over 712 residences. Its action extends to several areas related to social housing, including various projects such as the construction of housing adapted to the specific needs of its tenants, the rehabilitation of old buildings to offer modern and eco-responsible housing, as well as rental management. Pluralis also offers services designed to strengthen solidarity housing, by promoting social diversity and supporting residents in their life course, thus contributing to the well-being of many families.

The challenges

The project is part of the BIM GEM Pluralis approach, which concerns a portfolio of 4,000 homes, and for which a new GEM tool allowing interaction with the BIM digital model will be deployed.

The case study concerns the Bas Criel residence located in Voiron in Isère (38500). It is a structure built in 1963, composed of 5 buildings, for 75 social housing units, including a building containing a collective boiler room for the residence.

The deliverables produced as part of this experiment will be useful to several Pluralis wealth management services. They will make it possible to complement and optimize the current management and maintenance tools of the company, by offering a more precise and structured database.

These deliverables will also be able to establish new practices within the various services, facilitating decision-making and the forecasting of interventions. In addition, they will promote better coordination between teams by making accurate and shared information on heritage accessible.

This project thus supports Pluralis' goals in terms of modernization and efficiency, strengthening the management of its real estate assets and meeting the growing needs for digitalization and sustainability.

The results achieved

Pluralis' BIM documentation and the follow-up of the My Digital Buildings BIM coordination team made it possible to produce 3D models aligned with the uses planned by the lessor.

Beyond this result, Pluralis has acquired a better understanding of “scan to BIM” processes and has strengthened its expertise in 3D capture, in particular on acquisition times, equipment and available solutions. In its digitization strategy, Pluralis is now considering adopting “scan to BIM” for buildings with insufficient DOEs.
